Atenas and the “Best Climate in the World” Claim: Does It Hold Up as an Investment?

Atenas has been advertising itself for years with a bold reputation:
“The best climate in the world.”
It is a phrase that appears throughout the town and has become closely associated with Atenas among international buyers and expats. But there is an important distinction investor should make: the claim is largely a local reputation rather than a scientifically recognized global ranking.
So, forget the slogan for a moment.
Does the climate actually create an investment advantage?
Experience Atenas for Yourself
The Climate Is Real. The Superlative Is Debatable.
Atenas sits at roughly 698 meters (2,290 feet) above sea level, on the western edge of Costa Rica's Central Valley. Average annual temperatures are around 23°C (74°F), with warmer days and cooler evenings compared with many coastal locations.
That creates an appealing middle ground.
It is generally warmer than higher-elevation areas of the Central Valley but considerably less tropical and humid than Costa Rica's Pacific lowlands.
For someone considering a permanent move, that can be more important than a spectacular view.
A comfortable climate can influence where people choose to live, how much they use air conditioning, how much time they spend outdoors, and how attractive a property feels year-round.
And That's Where Real Estate Enters the Picture
Atenas has long attracted an international residential market partly because of its climate and lifestyle. Its location also helps: the town sits within practical reach of Juan Santamaría International Airport and Route 27, giving residents access to the broader Central Valley and Pacific coast.
But investors should be careful about assuming that a desirable climate automatically means a desirable rental investment.
Atenas has a smaller, quieter market than areas such as Escazú or Santa Ana. Its appeal is particularly strong for people looking for a slower pace, space, views, climate, and established international community.
That means the likely buyer or tenant profile matters.
The Property Has to Match the Climate Buyer
Atenas isn't necessarily a market where the winning property is the newest condominium.
A hillside home with outdoor living space, views, natural airflow, gardens, and a comfortable indoor-outdoor layout may have a stronger appeal to the people specifically choosing Atenas for its lifestyle.
In other words:
Don't just buy in the climate. Buy for the person who wants that climate.
That distinction can make a major difference when forecasting rental demand and eventual resale.
What Investors Should Question
Before purchasing in Atenas, ask:
Who is going to rent or buy this property?
Is it a retiree looking for a permanent home?
An expat seeking a quieter Central Valley lifestyle?
A family wanting space and accessibility?
Or an investor hoping for short-term rental income?
Those are very different strategies.
Atenas may be an excellent fit for one and a poor fit for another.
The town's smaller scale and residential character mean that an investment thesis based entirely on high-volume vacation rentals may not be as compelling as a strategy focused on longer-term residents and lifestyle-driven demand.
So, Is the Climate an Investment Thesis?
Not by itself.
The climate is better understood as a demand driver.
People choose Atenas because they like the combination of moderate temperatures, lower humidity than many coastal areas, Central Valley access, greenery, and small-town atmosphere.
That creates potential demand for housing.
But whether a specific property is a good investment depends on what you pay, what the property can realistically earn, what it costs to operate, and what the future resale market looks like.
At Kindred Consulting Costa Rica, we help North American investors take that next step—from liking a location to determining whether the numbers support buying there.
For Atenas, that means looking at the property, its location and elevation, target tenant or buyer, rental potential, financing, taxes, expenses, and projected five-year performance.
The “best climate in the world” may be a matter of opinion. Whether a property is a good investment should be a matter of numbers.
