Step 3: Your Five-Year ROI Forecast - (Weeks 5-6)


Before any property is shown, we build your personalized ROI model: acquisition costs, financing scenarios, projected rental income by region and property type, management fees, tax obligations, maintenance reserves, and five-year equity appreciation. You will know your expected cash-on-cash return, break-even timeline, and year-five equity position before you see a single listing. Step 4: Investment Decision - (Weeks 7-8)


With your curated property options and ROI forecasts complete, you can confidently evaluate the opportunities available to you.

Step 5: Legal Due Diligence (Includes Financing Qualification) - (Weeks 8-10)


Once you've selected a property, our Costa Rican legal team begins comprehensive due diligence.


This process includes reviewing title history, identifying liens or encumbrances, verifying ownership records, confirming municipal compliance, and ensuring the property accurately matches its registered documentation.


For buyers utilizing financing, our U.S. mortgage specialist works in parallel with the legal review process to begin qualification and loan structuring. Access to conventional 30-year U.S. financing for Costa Rica purchases is uncommon, but through Kindred's network, qualified buyers may have access to financing solutions not typically available to international property purchasers.

Step 6: Ownership Structure and Insurance (Weeks 9-11)

Our insurance specialist builds the coverage package before closing: property, liability, and rental-specific coverage in place from day one.


Step 7: Closing Day


Costa Rica closings occur before a Notary Public attorney. Our team prepares all documentation, coordinates tax payments and registration fees, and executes the deed transfer. Clean, registered title is the only acceptable outcome.


Step 8: Rental Activation and Ongoing Management
