Insurance is the part of the investment conversation most buyers want to get through quickly so they can return to talking about rental yields and appreciation. We understand the impulse. But a single inadequately covered incident — a guest injury, storm damage, a rental-period theft — can eliminate a year or more of rental income in a single event.
Here is what complete coverage for a Costa Rica investment property actually looks like, and where most buyers' coverage falls short.
Property Insurance: Getting the Valuation Right
Basic property insurance covers the structure against fire, storm damage, vandalism, and similar perils. Available through Costa Rica's state INS (Instituto Nacional de Seguros) and private insurers. Key considerations:
Coverage valuation: policy should cover full replacement cost — not assessed or registered value, which in Costa Rica may be significantly lower than actual market or replacement value
Seismic and volcanic coverage: Costa Rica's geological activity means earthquake and volcanic event coverage deserves explicit review — it is not automatically included in all standard policies
Contents coverage: essential for furnished properties where kitchen equipment, furnishings, electronics, and linens represent real replacement cost
The Short-Term Rental Gap Most Policies Have
This is where most property owners discover they are underinsured. Standard homeowner and property insurance policies are underwritten for owner-occupied or long-term tenanted use. Short-term vacation rental operations — with a constant rotation of unfamiliar guests — represent a materially different risk profile that many standard Costa Rican policies explicitly exclude.
