What to Expect in Year One: A Realistic Timeline for Your Costa Rica Investment Property

You have closed. The deed is recorded. The keys are yours. Now what?
Year one is the most operationally active year of your investment's life. Systems are established, compliance obligations begin, and the property builds its rental identity. Here is an honest month-by month picture of what Year 1 typically looks like for a Kindred Consulting Costa Rica client.
Months 1–2: Activation and Setup
The first year of ownership often includes preparing your property for the rental market, establishing effective marketing, and ensuring key operational and compliance requirements are addressed before hosting guests. First bookings typically arrive within weeks of listing. Well-located, well-photographed properties in active markets regularly generate 3–6 bookings in the first 30 days. Occupancy builds as reviews accumulate.
Month 3: First Financial Report
